PMC provides a wide range of zoning services to local municipalities, including both zoning regulations and rezoning of land. We help new cities establish their first Zoning Codes and assist established cities in updating antiquated Zoning Codes that no longer meet their specific needs. We also prepare zoning provisions for new zoning districts, special uses, new permit processes, and the incorporation of special design or site development regulations.
PMC specializes in working with staff and community stakeholders to prepare innovative zoning solutions especially catered to the desired result. Our experience includes the preparation of both form based (context based) zoning and performance based zoning. PMC zoning documents are well organized, clear and concise, with liberal use of tables, graphics and illustrations to effectively communicate the zoning provisions. We have also integrated code text into interactive environments, including web-based text and maps.
As part of a Zoning Code update project, PMC reviews the existing code and looks for opportunities to include and or amend text that is related to sustainability issues. PMC has assisted several communities in the development of new mixed use and form-based zoning provisions that focus on the design and relationship of the built environment, rather than separating uses and isolating standards. This important skill offers various community benefits, including the realization of well-functioning, walkable and diverse neighborhoods. Relevant principles of sustainability such as smart growth, green building, and transit oriented development are familiar tools are utilized in the process.
